Use these ranges to plan a conversation. The figure you approve is the one in your proposal.
These ranges are planning guidance so you can see the shape of a project. The binding figure lives in a written proposal after we have walked the house. A room with hidden water damage, a structural opening, or a rare material will not match a simple refresh, and we will say so before you approve the work.

Paint, lighting, storage, and one or two finish upgrades in a room that keeps its layout.

A kitchen or bathroom with layout changes, new fittings, and a full finish story.

Multiple rooms planned together, including circulation, shared finishes, and a phased schedule.

Access, the condition behind the walls, custom joinery, stone that must be booked early, and the number of rooms in use during the work. We separate allowances from fixed items so you can see which choices move the total.
You approve the proposal in writing. Work beyond that scope is described and priced before it is built. We do not treat a hallway conversation as a change order.
